About KIPP NYC:

KIPP NYC Public Schools is a non-profit network of free, public charter schools that prepares students for success in college and life. In 1995 we started our first middle school, KIPP Academy, in The Bronx.  Our goal was to graduate students with the strength of character and academic abilities needed to succeed in high school, college and beyond – and in so doing, to prove what is possible for all students.  Today, our New York City network is comprised of seven elementary schools, seven middle schools, one high school, and KIPP Through College, a comprehensive support program for our alumni. KIPP NYC Public Schools currently serves more than 6000 students and alumni and has a staff of more than 700. In August 2019, we opened a new elementary and middle school in the Bronx, and in August 2020, we will be opening KIPP’s first intentionally racially and socioeconomically integrated school, KIPP Beyond Middle School!
 
Position Overview:

Over the next 5 years, KIPP NYC will develop a portfolio of over 350,000 square feet in private real estate, including a 140,000 square foot high school. We are seeking an experienced Senior Director of Real Estate who will assume a critical role as KIPP NYC’s internal real estate expert. This person will lead a robust project team including real estate consultants and developers to simultaneously buy, lease, build and renovate a cohort of school facilities projects in the Bronx. The role will sit at the center of all things real estate for KIPP NYC – driving and connecting multiple stakeholders and streams of work. The role will report to the CFO and work closely with KIPP NYC Board Members and Senior Leadership.

The ideal candidate will have deep experience in construction management, facilities project management, and property acquisition in New York City. Experience with capital financing is a plus.

Core Deliverables
  • On-time delivery of fully developed, financially sustainable, operationally efficient and joyful school buildings to house 6 KIPP NYC schools
  • Creation of KIPP NYC development and building standards
  • Clear and concise delivery of information and materials to assist in Board Member engagement and Capital fundraising
Roles and Responsibilities
  • Work independently and with partners to identify and evaluate opportunities for development of KIPP NYC facilities;
  • Work with public and private development partners to drive the day-to-day operations of new development of temporary and long-term spaces;
  • Draft and manage project budgets in coordination Finance and Development departments and support grant applications, individual fundraising and events related to capital projects;
  • Manage the securing of facilities-related financing in close partnership with KIPP NYC’s CFO and management team;
  • Procure and manage project consultants and contractors including financing, design, filing and construction teams;
  • Manage and make decisions related to vendor selection, legal agreements, building design, budget constraints, and community and government relations;
  • Liaise with General Counsel and outside legal counsel to review and negotiate legal documents including architectural and consulting agreements, construction contracts, leases and purchase contracts, financing and loan documents, and agreements with public agencies;
  • Prepare materials and regularly update internal stakeholders including the  Boards of Directors, senior management and capital funders on each project’s progress;
  • Coordinate with Chief of External Affairs and all relevant City agencies and staff of elected officials to organize or support community outreach;
  • Assume other responsibilities related to real estate project management as needed.


Skills and Characteristics

The Senior Director will be expected to meet challenging assignments with a creative problem-solving mentality, tenacity, and a strong sense of the organization’s mission.  Specific qualifications include:
  • Bachelor’s degree required; MBA or master’s degree in Real Estate; Construction Management; Architecture or related field strongly preferred.
  • 10+ years of professional experience, with strong proven track record of capital project planning, construction management, real estate negotiations, capital financing, and facility operations
  • Extremely strong management skills with a heavy focus on excellent results and interpersonal relationship development
  • Ability to manage clear and transparent communications across multiple stakeholders in order to drive process and achieve results
  • Ability to develop complex multi-site real estate strategy plans, layered in with political context, timing requirements and financing constraints
  • Ability to deliver on-time and on-budget capital projects despite any and all obstacles and challenges that arise
  • Ability to spot, proactively mitigate, and address risk
  • Familiarity with design and space planning principles and architectural drawings
  • Awareness of laws, ordinances, and regulations applicable to building construction in NYC
  • Ability to establish and maintain effective cross-functional working relationships
  • Strong commitment to 100% accuracy and close attention to details
  • Ability to conduct technical analysis of information (both data and financial)
  • Strong communication skills and keen judgment
